Property Introduction
Naudy is a charming stone cottage dating from 1878, set in a peaceful small hamlet just outside of Blanquefort sur Briolance.
With 4 bedrooms and 2 shower rooms and a large living dining room it provides spacious accommodation for either 2 families or smaller groups.
There is a large 11m x 5m private swimming pool and ample room in the half acre gardens to play badminton and table tennis with the equipment provided, making Naudy an ideal family holiday home.

Property Description
From the elevated terrace at the front of the property the front door opens into the huge living/dining room with it's stone walls and massive oak beams.
LIVING/DINING ROOM
The living area is divided into two seating areas with sofas and comfortable chairs seating 9 people. The area by the fireplace has a TV/DVD player (TV only for watching DVD's) to watch DVD's from the selection provided or listen to your music on the CD player.
The other part of the living room has a sofa and 2 chairs and is ideal for reading one of the many books in the bookcase, or playing one of the board games or a game of cards.
The dining table seats 9.The dressers contain ample crockery and cutlery and melamine plates, unbreakable bowls, wine goblets and tumblers.
From this room a short flight of wooden stairs leads to the mezzanine kitchen and second double bedroom.
KITCHEN
The well equipped mezzanine kitchen has a stove with oven and 4 ring burners, microwave, fridge/freezer, kettle, toaster and coffee maker.
There is a second full size fridge, washing machine, ironing board andiron and clothes dryer in the inner hall.
SECOND DOUBLE BEDROOM
A bright room with views over the countryside, hanging space, chest of drawers, wall mirror, bedside tables and lamps and a hairdryer. (with travel plugs)
From the living room 3 steps lead down to the second shower room and the single bedroom.
SINGLE BEDROOM
A sweet little room with a single bed for a child, a bedside 3 drawer chest and lamp, mirror and hanging space.
SHOWER ROOM
The shower room has a walk in shower, basin and wc.
Under the stairs is the cleaning equipment and an ample supply of cleaning products is supplied for your use.
From a separate entrance hall (where the washing machine is) wooden stairs lead to the mezzanine bedroom.
MEZZANINE BEDROOM
A large bedroom with 4 single beds, chest of drawers, wall mirror, bedside tables with lamps and hanging space for clothes.
Underneath this room is the en-suite double bedroom.
EN-SUITE DOUBLE BEDROOM
A delightful room with white washed and exposed stone walls. It has a double bed and antique French headboard, bedside tables with lamps, wardrobe, wall mirror and chest of drawers with mirror. The ensuite shower room has a shower, basin and wc.
OUTDOORS
The quaint back door opens onto a small area of terrace with a cafe table and 4 chairs. It catches the early morning sun making it an ideal place to have a coffee or breakfast.
The half acre garden is loosely divided into 3 parts. The part outside the back door is very shady with the boundry marked by trees. A bench at the end of this part is nicely shaded and ideal for sitting reading or having a quiet moment.
The large 11m x 5m private swimming pool has a paved terrace to one side with 5 sun loungers for relaxing and soaking up the sun. The pool has roman steps at one end for easy access, a deep end and is fitted with an alarm
There is a badminton net with rackets and a table tennis table and bats.
A flower covered terrace area with table and seating for 9 is a wonderfully shaded place to eat all of your outdoor meals perhaps cooked on the stone bulit barbecue.
There is parking for 2 or more cars.

Location Description
Naudy is in a small hamlet near to Blanquefort sur Briolance. This is very small but has an auberge and shop.
Lacapelle Biron is 10 minutes away with a range of shops including, boulangerie, butcher, chemist, garage, local shop which delivers, post office, hairdresser a very popular restaurant and a cyber cafe. There is also a medical center with an English speaking doctor.
The larger town of Fumel is 20 minutes away and here you will find a large Leclerc supermarket, Lidl and Intermarche, and the usual array of banks and shops.
